Location

Strategic location: Dong An II IP is located in Binh Duong Industry – Services – Urban Complex area, 40km North of HCMC, 37Km from Tan Son Nhat airport, 39Km from Sai Gon port and 26Km from Dong An I IP. The total area of 235ha developed by Dong An Industrial Development Corporation.

Binh Duong Industry – Services – Urban Complex is located right in the special economic development zone in the South (consisting of HCMC, Dong Nai, Ba Ria Vung Tau, Binh Duong). It is very convenient for transportation either on land, waterways, or airways. A modern and convenient traffic system has been built, connected to all major national roads.

From this location, products can easily be transported and distributed to the dynamic, developed market of the big cities in the region. Located in Binh Duong service and commerce center, it is favorable for the investors to take advantage of competitive environment, rich natural resources, potential and prosperous human resources in the South area.

The weather in Binh Duong is mild (20-30oC), no storm, no hurricane, no earthquake. Land intensity is high at 2.8kg/cm2 allowing investors to save significant construction cost.

Investment results :
Up to 20 September 2010, 22 projects with total capital over 260 Millions USD have been invested in Dong An II IP. 6 projects are now in operation, 7 being constructed, others in design process or waiting for construction permits.

Investment procedure

The investment processes:
1. The investors sign in the understanding memorandums of land lease in Dong An IP.

2. The customer service team of Dong An IP supplies the registration forms and guides the investors to complete the forms.

3. The investors send all full related documents to the customer service team of Dong An IP.

4. Dong An customer service team submits the documents to the authorities to apply for business license (local) or Certificate of investment (FDI projects).

5. Two weeks from the date of submitting the documents, legal representatives of the investors will be guided to receive the investment license from the authorities.  Dong An staffs can also take care of this step if so requested by a power of attorney issued by investor.

6. Dong An customer service team guides the investors to complete the procedures of registering legal stamps at police office and tax codes at tax office.

After getting the business licenses and the stamps, the investors can start their operation, with some key steps described as followed:

7. Open bank accounts.

9.  Land hand-over.

10. Conduct Soil Survey.

11. Complete detail design of the factory, including Fire protection system.

12.Prepare  Environmental Impact Assessment of Environment Protection Commitment and get approved.

13. Get Fire protection system design approved by Binh Duong Fire Police

14. Apply for construction permit at Binh Duong Industrial Parks Authority (BDIZA).

17. Start construction.

18. Submit Construction Completion report and get approved by BDIZA.

Investment results

Up to 20 September 2010, 31 projects with total investment capitals of over 260 Millions USD has occupied more than 70% of the . Most of  projects are expected to run in 2011

Infrastructure

With successful experiences of infrastructure building and investment attracting in Dong An I IP,  the infrastructure in Dong A II IP  are developed at higher standard for better service towards business and production demands of the foreign and domestic investors:

The internal traffic systems with wide roads (22-30m) using Terrazo tiles for the pavements and the infrastructure systems along the land plots in Dong An II IP  were logically designed in north-south and East-West direction.

The high-tension lighting systems were set up along the internal routes ensuring daylights coverage in the whole industrial park.

Medium-tension and double high- tension with 22 KV capacities power systems along the roads supplies stable electricity to the factories. The power station in Dong An IP is directly connected to the national electric network which provides reliable power source with capacity 54 MW/day and will be improved to more than 120 MW/day in the future.

Water supply systems installed close to the boundaries of the factories with capacity of 12.000 m3/day always supply sufficiently water for production activities...
 
Dong An IP strictly follows rules of waste recycling process. The waste water will be collected and treated in Dong An Waste Water Treatment Plant with capacity of 3,000 m3/day that were designed based on the international standard of WHO in order to respond to the environmental protection regulations of the local authorities and the Environment Management Department. Solid waste treatment equipments have been installed with capacity of 3.000 m3/day ensuring 100% of the solid waste will be treated to completely prevent pollution.

Underground cable systems were installed completely close to the boundaries of all plots to supply telecommunication services to the companies. A central Post Office is also about to be installed to offer the best telecommunication services to the investors and the residents.

Green trees were planted along the roads to make the environment cleaner, fresher and more beautiful.
